Patterson Packing
With
the remediation of any contamination from leaking underground
fuel tanks from the long- abandoned Mobil gas station on Patterson
completed, work begins on a new self-storage complex at the
southwestern corner of Patterson and Calle Real. Trudi Carey
is the developer and she also operates the Patterson All-Store
across the street on Patterson. Unlike the All-Store, the
new project will be 2 plus stories, have air-conditioned storage
space, contain her corporate office, and will have a Lane
Farms fruit stand on Calle Real. The fruit stand will be operated
by John Lane who also has a store on Walnut Lane. This project
will take about a year to complete.

Cavaletto, the owner of this 25-acre property located to the
west of Patterson and San Jose Creek just south of Cathedral
Oaks, first approached the county seeking approval for a rezone
from agriculture to residential in 2000 and presented the
project to PANA membership in October 2000. Since that time,
a variety of development proposals have been suggested by
the owner and his developer, Jeff Nelson, but none has yet
to receive support from the county.
Neighbors
have been supportive of the construction of homes provided
that they are compatible with the existing neighborhoods.
This sentiment was reflected in support of the original plan
calling for the construction of 85 homes. The County of Santa
Barbara has strongly pushed for a much greater density, as
high as 300+ units. In an effort to move the project along,
Mr. Nelson is hoping to host a design workshop where neighbors
will have the opportunity to participate in making site design
considerations. This workshop is tentatively scheduled for
summer 2004. It is envisioned that the plans resulting from
the workshop will be submitted to the county for processing.
